MEP

MEP stands for Mechanical, Electrical, and Plumbing — the three primary building systems that provide a commercial space with heat and cooling, power, lighting, and water supply and drainage. MEP work is designed by licensed engineers and installed by licensed tradespeople. In commercial buildouts, MEP is typically the largest cost category after the general contractor's base construction fee.

Mechanical: HVAC Systems

Mechanical systems in commercial buildouts center on HVAC — heating, ventilation, and air conditioning. This includes the equipment (rooftop units, split systems, or VRF systems), the ductwork distribution, diffusers and grilles, thermostats and controls, and exhaust fans. For restaurants, mechanical also includes the kitchen exhaust system (make-up air units, Type I hood exhaust, and the associated ductwork running through the building to the roof).

HVAC is sized to the building's load — square footage, occupancy, equipment heat output, and climate zone. Under-sizing HVAC in a restaurant or coffee shop causes comfort problems that drive customers away; over-sizing wastes energy and money.

Electrical: Power and Lighting

Electrical systems include the service entrance and panel, branch circuit wiring, outlets and switches, lighting (both general and specialty), emergency and exit lighting, and fire alarm systems. Commercial kitchens require significantly higher electrical capacity than retail — a full-service kitchen may need 400–800 amps of 3-phase service.

Electrical is also where technology infrastructure connects: data cabling, point-of-sale systems, security cameras, and access control are all coordinated with the electrical design.

Plumbing: Water Supply and Drainage

Commercial plumbing includes domestic water supply (hot and cold), drain lines, vent stacks, floor drains, and fixture connections. For food service, it also includes grease interceptors, mop sinks, three-compartment sinks, hand sinks (required by health code at every point of food preparation), and commercial dishwasher connections. Gas lines — for ranges, fryers, ovens, and water heaters — are typically included in the plumbing scope.
